Citizens’ Miami-Dade policy count fell 74% between two September snapshots
A comparison of county reports finds 63,026 policies in force in September 2026, including personal and commercial lines.
Key Takeaways
- •Citizens reported 63,026 Miami-Dade policies in force in September 2026.
- •The combined county count fell 74.1% from the selected September 2023 total of 243,219.
- •The comparison includes personal and commercial lines; it does not measure household savings.
Citizens Property Insurance Corp. reported 63,026 Miami-Dade policies in force at the end of September 2026, down from 243,219 at the same point in 2023, according to a 22Miami review of the insurer’s county reports.
The comparison adds the Miami-Dade policy counts across the product and account tables in each report. It shows a decline of 180,193 policies, or 74.1%, between the two dates. It does not establish when the county’s count was highest or why policies left the portfolio.

| September 2026 | 63,026 |
All reported personal and commercial lines combined. Two snapshots, not a continuous history or a count of households.
How the county totals were built
The earlier report lists separate personal and commercial categories for the county. Its September 2023 counts include 168,713 personal residential multiperil policies in the personal lines account, alongside other personal and commercial lines.
In the September 2026 report, Citizens lists 49,887 Miami-Dade policies in the personal residential multiperil category. Adding that figure to the other five reported county categories produces the 63,026 total.
Policies, buildings and coverage
The figures count policies in force, not households or buildings. The combined totals also include commercial lines, so they should not be described as a count of homeowners’ policies. Personal residential multiperil itself includes different policy forms rather than just coverage for detached owner-occupied homes.
| Measure | How to read it |
|---|---|
| Policies in force | The reported insurance-policy count; not a count of unique households. |
| Building count | A separate report field; not interchangeable with policy count. |
| Personal and commercial lines | Both are included in the combined county totals. |
| Selected month-end dates | September 30 in each year; not proof of a historical peak or the latest available observation. |
The 2023 and 2026 reports use different account/product presentations; the comparison sums policies-in-force fields.
What the comparison can and cannot tell us
The two reports are snapshots taken three years apart. They show that Citizens had a smaller reported Miami-Dade portfolio at the later date, but the comparison does not trace every policy or show where former policyholders obtained coverage.
It also does not establish what happened to an individual premium, whether a household saved money or whether a property remained insured. The reports provide county-level counts and financial aggregates, not a matched history of individual customers.
For homeowners, condominium associations and other property owners comparing coverage, the distinction is practical: a change in the insurer’s county portfolio does not by itself answer what coverage, price or terms are available for a particular property.
Methodology
The 2023 report separates policies into account and product tables, while the 2026 report uses a different presentation. The calculation uses the policies-in-force count for each listed Miami-Dade category, not building counts or the month-to-month changes shown alongside them.
The two selected September dates make a like-month comparison possible. They do not provide a continuous history, establish an absolute peak or prove the most recent count available. The percentage change is calculated from the two totals, with the 2023 figure as the starting point.
