Wynwood Gets 27,000 SF Office Building with Spec Suites
Lombardi Properties and Fox Farm Capital launch leasing at The Doris, an eight-story office building featuring 14 spec suites averaging 2,000 square feet. The development represents Miami's growing trend toward boutique office spaces.
Leasing activity has commenced at The Doris, a nearly completed eight-story office building that will add 27,000 square feet of workspace to Wynwood's expanding commercial district. Miami-based Lombardi Properties and Fox Farm Capital are developing the project at 153 Northwest 25th Street, with completion scheduled for June.
The building will house 14 spec suites, each averaging just under 2,000 square feet and equipped with two private offices, a kitchenette, and a private terrace. Ground-floor retail space totaling 1,800 square feet rounds out the mixed-use development. Newmark brokers Jeremy Hakala and Matt Himmelsbach are handling leasing for the property.
Asking rates range from $60 to $70 per square foot on a triple net basis, according to leasing representatives. Interest from prospective tenants has been robust since marketing began two months ago, with Himmelsbach reporting strong early activity.
Lombardi Properties, led by David Lombardi, brings extensive Wynwood experience to the project. The firm ranks among the neighborhood's pioneering investors, having committed capital to the area since 2000 when it functioned primarily as an emerging arts district. Fox Farm Capital, with principal Jared Brunnabend at the helm, owns and manages retail, industrial, and office properties throughout Florida.
The Doris reflects a broader shift in Miami-Dade County office development toward smaller, specialized projects. Developers increasingly target wealthy executives relocating to South Florida who seek premium, intimate office environments for their companies. This boutique approach contrasts with traditional large-scale office towers.
Wynwood's office inventory recently expanded with Wynwood Plaza, a mixed-use complex featuring a 12-story, 266,000-square-foot office component that has achieved approximately 60 percent occupancy. The Doris represents the neighborhood's newest office completion since that project.
Miami-Dade County's office development pipeline includes several mid-sized projects following this boutique model. Terra's The Well in Bay Harbor Islands encompasses 113,000 square feet, while Taubco and Landau are developing the 75,000-square-foot One Kane in the same area. South Beach will gain 60,000 square feet of office space through The Fifth Miami Beach, a joint venture between Sumaida + Khurana and Bizzi + Bilgilli.
Recent completions include the 84,000-square-foot 4225 Ponce in Coral Gables, delivered by Constellation Group and The Boschetti Group. These projects collectively demonstrate sustained demand for premium office space sized for growing companies and executive teams.
The spec suite format at The Doris offers immediate occupancy for tenants, eliminating lengthy build-out periods typical of traditional office leasing. Each unit's private terrace provides outdoor workspace, a feature that has gained popularity following shifts in workplace preferences.
