PMG Launches Second Brickell Tower With Office Suites
Developer PMG begins sales for One Twenty Brickell Signature Residences, a 40-story mixed-use tower featuring 467 furnished units. Each residence includes a deeded office suite, following the successful sellout of the project's first tower.
Miami-based developer PMG has commenced sales for One Twenty Brickell Signature Residences, a 40-story mixed-use condominium tower that incorporates deeded office suites with each residential unit.
The planned development will feature 467 furnished units ranging from studios to three-bedroom residences. PMG, led by Ryan Shear, Dan Kaplan and Kevin Maloney, secured a $413 million construction loan for this two-tower project in April 2023.
The launch follows the complete sellout of PMG's initial One Twenty Brickell Residences tower located at 120 Southwest Eighth Street. This success demonstrates strong market demand for the unique residential-office concept in Miami's Brickell district.
Sieger Suarez Architects designed the tower alongside interiors firm Cotofana Designs. The development will incorporate 50,000 square feet of amenity space, including a residents' lounge, fitness center, spa facilities, swimming pool, cafe and juice bar.
The office suites, which come deeded with each residential unit, will occupy multiple floors throughout the tower. This innovative arrangement allows residents to own both living and working spaces within the same building, catering to the evolving demands of modern professionals.
PMG maintains an active pipeline of luxury condominium projects across Miami. In February, the developer launched sales for Delano Residences Miami, a 90-story supertall featuring 421 units that represents the first branded residence for the historic Art Deco Miami Beach hotel.
Additionally, PMG partnered with Lndmrk Development in January to introduce a Frida Kahlo-branded condominium in Wynwood. This short-term rental-friendly project spans two buildings with 244 total units.
Brickell continues attracting significant luxury residential development activity. North Development, a joint venture between Ricardo Dunin's Oak Capital and Juan Carlos Tassara's Edifica, launched sales in February for a 34-story House of Wellness-branded condominium containing 656 units.
The neighborhood's appeal stems from its proximity to Miami's financial district, dining establishments, cultural venues and transportation links. These factors contribute to sustained developer interest and buyer demand for high-end residential properties.
PMG's dual-purpose residential-office concept addresses changing work patterns that emerged during the pandemic, when many professionals began working from home. The deeded office spaces provide dedicated work environments while maintaining separation from living areas within the same building.
