Palm Beach Luxury Sales Cool After Mid-April Surge
Luxury property contracts in Palm Beach County dropped to 20 units worth $137.2 million last week, down sharply from 44 deals valued at $326.8 million the previous week. Single-family homes averaged $7.3 million while condos averaged $4.3 million in asking prices.
Palm Beach County's luxury real estate market experienced a notable slowdown following an exceptional mid-April surge in high-end property transactions.
Between April 20 and April 26, buyers executed 20 contracts for luxury properties totaling $137.2 million in asking dollar volume, according to Douglas Elliman's Eklund-Gomes team tracking report. This represents a significant decline from the previous week when 44 contracts were signed for $326.8 million worth of premium properties.
The properties that entered pending status during the latest reporting period had been on the market for an average of 133 days. The luxury segment includes single-family homes and condominiums priced at $3 million or above within the Beaches MLS system.
Single-family homes dominated the weekly activity, accounting for 17 of the 20 contracts signed. These properties carried an average asking price of $7.3 million, translating to $1,499 per square foot, and had spent an average of 139 days on the market before finding buyers.
Condominium sales represented three transactions during the period, with units averaging $4.3 million in asking prices, or $1,926 per square foot. These luxury condos had been marketed for an average of 128 days before going under contract.
The week's highest-priced transaction involved a 5,000-square-foot residence at 232 Seabreeze Avenue in Palm Beach, listed at $24.5 million. Stone Point Capital co-CEO James Carey and his wife Robin originally purchased the 0.3-acre property for $4.2 million in 2017, subsequently constructing the five-bedroom, seven-bathroom home with one half-bathroom and pool in 2020. Crista Fanjul Ryan with Tina Fanjul Associates represents the sellers.
The second-highest contract involved an oceanfront property at 22 Ocean Drive in Jupiter Inlet Colony, asking $15 million. German music producer Dirk Ulrich and his wife Marina acquired the 6,200-square-foot home for $15 million in 2022. Built on half an acre in 2011, the five-bedroom residence features five full bathrooms, one half-bathroom, a pool, and 100 feet of beachfront access. The couple had previously marketed the property at prices reaching $19.5 million since 2023, with Rob Thomson of Waterfront Properties & Club Communities handling the listing.
Market inventory data shows 42 new luxury listings entered the market during the reporting period, while 1,235 active listings remain available for potential buyers. The current activity levels reflect typical market fluctuations following periods of heightened transaction volume in South Florida's premium residential sector.
