Miami Hotels Lead Nation in Spring Rate Surge
Miami-Dade hotels recorded the highest average daily room rate increase nationally during Easter week, jumping 24.7% to $325.48. The surge reflects robust spring tourism demand across South Florida's hospitality sector.
Miami-Dade County hotels captured the nation's top spot for average daily room rate growth during the week ending April 4, with rates climbing 24.7% to $325.48 compared to the same period in 2025. The impressive performance coincided with Easter week celebrations and spring break travel, according to CoStar hospitality data.
The county also secured second place nationally for revenue per available room increases, posting a 23.8% jump to $263.60. Only Anaheim, California exceeded Miami-Dade's revenue performance during this period, highlighting the strength of South Florida's tourism recovery.
Meanwhile, Miami has advanced its government relocation project by establishing a dedicated funding mechanism for its new administrative headquarters. The city will direct between $58 million and $69 million from the anticipated sale of Miami Riverside Center into a restricted construction fund for the $250 million civic campus near Miami Freedom Park.
The financing arrangement stems from a 2019 agreement with Lancelot Miami River LLC, which maintains purchase options on the aging downtown property. Construction on the new government complex is already underway, with completion scheduled for 2028.
In a separate development, the Allapattah Community Redevelopment Agency officially launched after Miami-Dade County allowed the state-mandated 120-day review period to expire without action. Under Florida law, this triggered automatic approval for the initiative.
The newly established CRA grants the city authority over the 1,661-acre district, with the Miami City Commission serving as the governing board. Officials can now implement tax increment financing strategies and pursue infrastructure improvements, housing initiatives, and economic development projects within the designated redevelopment zone.
Motorists across the region are experiencing mixed signals at gas pumps, with conflicting reports on recent price movements. Statewide data from AAA indicates Florida gas prices declined 17 cents to average $4.03 per gallon over the past week. However, GasBuddy reports Miami-specific prices rose 32.6 cents to $4.07 per gallon during the same timeframe.
Industry analysts attribute the volatility to geopolitical tensions, particularly concerning failed diplomatic negotiations with Iran and escalating regional conflicts over the weekend. These factors suggest additional price fluctuations may emerge in coming weeks.
Florida Governor Ron DeSantis recently signed legislation expanding specialty license plate options for residents. The new law initiates the creation process for plates representing Miami Northwestern Alumni Association, Christopher Columbus High School, Ultimate Fighting Championship, U.S. Naval Academy, U.S. Military Academy, Miami Dade College, Florida Film Legacy, and St. Petersburg College.
