TriCap's David Edelstein Acquires $25.5M North Bay Estate
Developer David Edelstein purchased a 4,500-square-foot waterfront home on Miami Beach's exclusive North Bay Road for $25.5 million. The Mid-Century property marks his first residential acquisition in South Florida despite years of commercial development in the region.
TriCap principal David Edelstein has purchased a waterfront estate on Miami Beach's prestigious North Bay Road for $25.5 million, establishing his first residential foothold in South Florida.
The four-bedroom, four-and-a-half-bathroom property at 6380 North Bay Road spans 4,500 square feet on a 0.6-acre lot. Built in 1951, the Mid-Century home features a distinctive koi pond entrance, completely renovated kitchen, and primary suite, complemented by landscaping designed by Raymond Jungles.
The sellers, Richard and Barbara Lane, realized a substantial gain on their investment. Richard Lane, chairman emeritus of New York-based Olnick Organization, acquired the property for $9 million in 2020, generating a profit of $16.5 million over four years.
Jill and Danny Hertzberg of the Jills Zeder Group at Coldwell Banker handled the listing, while Bespoke Real Estate's Cody Vichinsky represented Edelstein in the transaction.
Despite this being his first residential purchase in Miami, Edelstein has maintained an active presence in South Florida's commercial real estate sector through TriCap. In January, his firm partnered with Robert Levine's Ral Development to sell two vacant Wynwood lots to developer Moishe Mana for $33.5 million.
Edelstein's most significant South Florida transaction occurred in 2024 when he and Aby Rosen of RFR Realty divested the oceanfront W South Beach condo-hotel to Reuben Brothers for more than $400 million.
North Bay Road has emerged as one of Miami Beach's most coveted addresses, attracting high-profile residents including David and Victoria Beckham, Bee Gees member Barry Gibb, model Cindy Crawford, director Michael Bay, and singer Shakira. The street's appeal has intensified following the pandemic-driven surge in luxury home purchases.
Recent transactions on the street demonstrate continued strong demand. Last week, French banker Olivier Sarkozy, half-brother of former French President Nicolas Sarkozy and ex-husband of Mary-Kate Olsen, paid $5.2 million for a non-waterfront property on the same road.
The luxury market on North Bay Road spans a wide range. In March, spec home developer Todd Michael Glaser and the Posner Group removed their 2.3-acre waterfront estate at 5940 North Bay Road from the market after listing it for $169 million. Currently, the street's most expensive available property is the half-acre estate at 3100 North Bay Road, priced at $100 million and listed with Douglas Elliman's Lourdes Alatriste. The mansion belongs to retired MLB player Alex Guerrero.
Edelstein's acquisition reflects the continued strength of Miami Beach's ultra-luxury residential market, where waterfront properties command premium pricing and attract buyers with significant commercial real estate portfolios seeking personal residences in the area.
