Sunbeam Properties has commenced construction on Miramar Cove, a massive mixed-use development that will transform 125 acres in Miramar into a comprehensive residential and commercial community. The project represents a significant expansion of the Ansin family's business interests beyond their television empire.
The development will feature 2,874 residential units alongside 400,000 square feet of retail space anchored by a 35,000-square-foot grocery store. Additionally, the project includes 125,000 square feet of office space and a 185-key hotel. A 5.5-acre water basin will serve as the centerpiece of the community.
Sunbeam Properties is partnering with Kenneth Stiles' Fort Lauderdale-based Stiles on the ambitious undertaking. The project site sits on the northeast corner of Miramar Parkway and Red Road, adjacent to Sunbeam's existing Miramar Park of Commerce business complex.
Andy Ansin, who leads Sunbeam Properties, spoke at Wednesday's groundbreaking ceremony for the development. His grandfather, Sidney Ansin, originally purchased the land approximately 70 years ago for about $100 per acre, according to local reports. The family built their reputation as owners of Miami's WSVN-Channel 7, a Fox affiliate television station.
Construction timelines call for project completion by the fourth quarter of 2028. The community will incorporate extensive green space, with over 30 acres of parks and 5 miles of walking paths connecting different areas of the development.
Sunbeam secured necessary approvals from Miramar city officials in 2024 after proposing the project earlier that year. The development represents the company's largest real estate venture to date, building on their success with the 5.5 million-square-foot Miramar Park of Commerce.
The Ansin family is simultaneously pursuing another major real estate project in North Bay Village, where WSVN has maintained studios for decades. Plans call for a 7.3 million-square-foot mixed-use development incorporating residential units, hotel facilities, and commercial space on the site where the television station currently operates.
Miramar Cove reflects broader development trends in South Florida, where mixed-use communities are increasingly popular among both developers and residents seeking walkable neighborhoods with integrated amenities. The project's scale positions it among the largest residential developments currently under construction in Broward County.
