Standard Residences Marks Midtown Miami Condo Revival
Developers Carlos Rosso and Alex Vadia have completed the 228-unit Standard Residences, breaking a six-year drought of new condominium developments in Midtown Miami. The nearly sold-out project features luxury amenities and marks a significant milestone for the neighborhood's residential growth.
The completion of Standard Residences at 3100 Northeast First Avenue signals the end of a six-year gap in new condominium construction in Midtown Miami. Developers Carlos Rosso of Rosso Development and Alex Vadia of Midtown Development partnered with Hyatt Hotels to deliver the 12-story, 228-unit building, which recently received its temporary certificate of occupancy.
The project launched sales in late 2021 with pricing between $329,000 and $829,000 for units spanning 430 to 965 square feet. Douglas Elliman managed sales and marketing efforts throughout the development process. Currently, only five units remain available in what has become a nearly complete sellout.
This development represents Rosso's first major ground-up project since departing the Related Group during the pandemic. The last new condominium project completed in the neighborhood was Hyde Midtown, a Related Group and Dezer Development collaboration finished in 2018.
Architectonica designed the building's exterior, while Urban Robot handled interior design elements. The development features more than 34,000 square feet of amenities, including a landscaped rooftop equipped with a swimming pool, restaurant, and bar operated by the Juvia Group. Additional facilities include a fitness center and a pickleball court that converts into a disco room.
Ground-floor retail spaces will house several dining establishments: Mannarino, Sushi Garage, Rosetta Bakery Café, and Privato Speakeasy. These additions contribute to the neighborhood's growing commercial appeal and walkability.
The Standard brand, now under Hyatt's ownership, currently operates the Standard Spa on Miami Beach's Venetian Islands. While plans exist to renovate that waterfront property and add residential units, those development plans remain temporarily suspended.
Several additional projects are advancing in Midtown Miami, including Midtown Park by Prosper, another collaboration between Rosso and Midtown Development. Terra and Lion Development are also moving forward with Jean-Georges Miami Tropic Residences in the area.
The nearby Design District is experiencing similar development activity. Miami Design District Associates, led by Craig Robin, along with partners Fort Partners, Raycliff Capital, and Qatari firm Constellation Hotels Holding, are developing Miami Design Residences. This 26-story project will feature 143 condominium units and include a 12-story, 85-room boutique hotel operated by French hospitality brand Fouquet's.
The completion of Standard Residences demonstrates renewed developer confidence in Midtown Miami's residential market. The project's strong sales performance and the pipeline of upcoming developments suggest sustained growth momentum for this central Miami neighborhood.
