A luxury estate featuring one of South Florida's most unique amenities has found a buyer in Manalapan. The $85 million oceanfront mansion owned by engineering firm executives Ron and Cindy McMackin includes a private tunnel providing direct beach access.
The McMackins, who lead Pan-Pacific Mechanical with offices across California and Hawaii, placed the seven-bedroom, 11.5-bathroom residence at 1660 South Ocean Boulevard under contract. Cindy serves as president while Ron holds the positions of chairman and CEO at their engineering subcontracting company.
Spanning 22,900 square feet across two acres, the estate offers 165 feet of ocean frontage and represents a significant appreciation from the couple's original $38.9 million investment in 2020. The property includes premium features such as a pool, spa, covered loggia, wellness wing, eight-car garage, and guest apartment.
The home's standout feature remains its discreet tunnel leading to an air-conditioned beach bungalow, making it one of fewer than two dozen Manalapan properties with such exclusive ocean access. RWB Construction Management completed the build in 2020, with Benedict Bullock Group handling design and Marc-Michaels managing interior elements.
Premier Estate Properties' Margit Brandt represented the sellers in the transaction. The McMackins previously demonstrated their real estate acumen by selling their Palm Beach mansion at 1480 North Lake Way to actor Sylvester Stallone for $35.4 million before acquiring the Manalapan property.
This sale continues Manalapan's streak of high-value transactions throughout 2024. Private equity billionaire Randal Kirk recently sold his ocean-to-lake estate for $62.5 million, though significantly below his initial $134 million asking price from September. Brandt also facilitated that transaction.
April proved particularly active for luxury deals in the exclusive enclave. WeatherTech founder David MacNeil set a new record for land transactions by selling a 3.6-acre oceanfront assemblage for $105 million. Additionally, an undisclosed buyer acquired two waterfront properties totaling $62.6 million across 2.6 acres in separate but related deals.
These transactions underscore Manalapan's appeal among ultra-wealthy buyers seeking privacy and exclusivity along South Florida's coast. The town's location south of Palm Beach provides prestigious waterfront living while maintaining discretion for high-profile residents.
