Kirk's Oceanfront Estate Sells for $62.5M at Deep Discount
Third Security founder Randal Kirk sold his Delray Beach oceanfront mansion for $62.5 million, marking a 53% reduction from his original $134 million asking price. The 2.3-acre compound topped South Florida's residential deals this week.
Billionaire venture capitalist Randal Kirk completed the sale of his oceanfront estate at 820 South Ocean Boulevard for $62.5 million, representing the largest residential transaction in South Florida this week despite selling at a steep discount from his original expectations.
The Third Security founder initially listed the property for $134 million in September, but ultimately accepted an offer that was more than 53% below his asking price. Kirk acquired the 2.3-acre compound in 2011 for $25.5 million, still generating a substantial profit on his 15-year investment.
The estate features a 15,500-square-foot main residence complemented by a 4,800-square-foot guest house, providing extensive living space on one of the area's most desirable oceanfront parcels. Westview Holdings LLC emerged as the successful buyer in the transaction.
Margit Brandt of Premier Estate Properties handled the listing, while Gary Pohrer from Serhant represented the purchasing entity. The sale demonstrates the continued appeal of premium oceanfront real estate in South Florida, even when market conditions require significant price adjustments.
In the commercial sector, California-based Arroyo Capital made waves with a $21.7 million acquisition of the former Cypress Creek Golf Club in Boynton Beach. The Irvine firm purchased the 118-acre site at 9302 and 9400 South Military Trail through an affiliated LLC, acquiring the shuttered golf course from True Shot LLC.
The golf course property, managed by William Marcacci and Thomas Lynch on the seller side, represents significant development potential given its substantial acreage. Toll Brothers previously considered residential development plans for the site, though the current status of those proposals remains unclear.
Miami's luxury residential market also saw notable activity with the $15.6 million sale of a Spanish-style estate at 4197 South Douglas Road. The 1920s-era property spans 6,800 square feet across seven bedrooms and eight and a half bathrooms, situated on a generous 2.6-acre lot.
Gerald Katcher, a banking professional, and Dr. Jane Katcher, a retired pediatric radiologist, sold the historic property to an undisclosed trust. The estate includes both a main house and separate gate house, preserving the architectural character of Miami's residential heritage.
Additional significant transactions included Brian and Jennifer Coulter's $11.8 million sale of their Gulf Stream home to Meredith and James Baker, generating impressive returns on their 2015 purchase price of $3.5 million. The Pascal Liguori Estate Group with Premier Estate Properties managed the listing.
Mathias Mamou-Mani, managing partner of investment firm DBi, and his wife Muriel completed a $9.6 million purchase at 575 Hibiscus Lane in Miami, acquiring the property from real estate agent Claudia Aros, who had owned it since 2018.
