Integra Revives Hotel Component in Fort Lauderdale Beach Tower
Integra Solutions receives unanimous city approval for its third iteration of the Sereno project, bringing back 113 hotel rooms alongside 88 condos in a 14-story North Beach development. The Miami-based firm acquired the site for $7.2 million in 2021.
Fort Lauderdale's City Commission has unanimously approved the latest iteration of Integra Solutions' mixed-use Sereno development, marking the third major revision of the project since its initial approval four years ago. The amended development plan reintroduces hotel accommodations while expanding the residential component in the North Beach area.
The Miami-based development firm, led by principals Paulo de Tavares Melo, Victor Ballestas, and Nelson Stabile, secured permission to increase condominium units from 76 to 88 and add 113 hotel rooms to the 14-story project. Integra acquired the development site at 2901 East 9th Court for $7.2 million in 2021 through an affiliated entity.
The project has undergone significant transformations since its original conception. Initially approved in 2022 as Ocean Park Residences, the development was planned as a 12-story structure featuring 100 hotel rooms and 54 residential units. The design evolved substantially in 2024 when Integra obtained city approval to eliminate hotel rooms entirely, citing financing challenges in the post-pandemic market.
The 2024 revision increased residential units to 76, expanded the building height to 14 stories, and replaced underground parking with a five-story above-ground structure. That iteration included amenities such as a rooftop swimming pool and pickleball court on the parking structure's upper level.
Sereno's current design features a two-building configuration that balances residential and hospitality components. The 14-story east building will house both condominium units and hotel rooms, topped with a rooftop pool deck. The west building will contain four levels of parking with a fifth level dedicated to indoor and outdoor amenities, though the previously planned pickleball court has been removed from the latest design.
The development will also incorporate 1,800 square feet of commercial space, adding a retail element to the mixed-use project. This component represents another evolution from previous iterations, broadening the development's scope beyond purely residential and hospitality uses.
Fort Lauderdale's Planning and Zoning Board endorsed the permit amendment with a unanimous vote in March, paving the way for the City Commission's final approval. The consistent support from city planning bodies reflects the project's alignment with local development objectives for the North Beach corridor.
The Sereno development represents a significant investment in Fort Lauderdale's beachfront real estate market, where mixed-use projects combining residential and hospitality elements have gained traction among developers seeking to maximize property values and respond to diverse market demands.
